CMA

A Comparative Market Analysis, or CMA, provides a detailed view of current market conditions, property values, and neighborhood trends so you can make more informed buying decisions. We prepare a separate CMA for each property you are seriously considering, comparing it to similar homes that have recently sold or are currently on the market nearby. This helps us evaluate fair market value and develop a strategic negotiation approach, so you can move forward with greater clarity, confidence, and leverage throughout the entire process.

Not Publicly Listed

Compass Private Exclusives give buyers access to homes that are not yet publicly listed on major real estate platforms. These properties are shared privately within the Compass agent network, allowing buyers to discover opportunities before they reach the broader market.

 

For buyers, this early visibility can provide a meaningful advantage. You may have the chance to evaluate properties and submit offers before they are widely marketed, often facing less competition than once a home becomes fully public.

 

Many sellers choose to initially market their home as a Private Exclusive for personal or strategic reasons, including:

 

• Changes in financial circumstances

• Family transitions such as marriage or divorce

• Health-related situations

• Job relocation or career changes

• Privacy concerns or valuable personal belongings in the home

• Preference to avoid public marketing or open houses

 

Because of these considerations, some homes are only shared privately among agents and qualified buyers before ever appearing on public listing websites.

During our initial meeting, I address these risks and concerns and provide effective solutions to mitigate them.

I will create a customized packet specifically for you, encompassing all the critical information necessary for purchasing real estate property in New York City. This packet will include recommendations from attorneys and lenders, closing cost estimates, maps, and additional relevant materials. This will assist you in gaining a clear understanding of the process, costs, and representation and serve as a road map for your journey!

My approach to understanding your needs is straightforward - I ask questions and attentively listen to your responses. For each requirement you express, I will delve deeper by inquiring, "Why?". Specifically, I will provide information on the number of properties within our budget that are entering into contracts, the extent of negotiability, the number of properties that close at or above the asking price, and other important details.
